First of all, through international comparative analysis, this paper obtains the potential influencing factors of the market size of commercial REITs in China and corresponding hypotheses to be tested. Then, taking the United States as an example, the relevant factors are analyzed and tested by empirical analysis, obtaining the predictive model of the size of commercial REITs market, as well as the predicted size of China's commercial REITs market. Finally, based on the above research conclusions and the current development stage and environment of REITs market in China, suggestions are put forward to promote the development of China's commercial REITs market.
